Supplements
In 2011, the current owners renovated the property into a profitable and welcoming boutique style destination. A perfect jumping off point for all the many Berkshire attractions. Located between the towns of Gt. Barrington and Stockbridge this homey hybrid of motel-B&B has a stylish and laid back guest lounge and lobby perfect for meeting with or making new friends. The outdoor fire-pit is central to the dramatically lit landscaping and circular drive. 12 REASONS TO MAKE THIS BUSINESS OPPORTUNITY YOUR NEXT CAREER/LIFE MOVE 1. The business makes money: Last year, 15/16, the Owner's took somewhere north of $100K out of the business after the cost of doing business: all operating costs, loan servicing, taxes and staff costs. 2. Live and work in the Berkshires: Great Barrington is a fast-evolving "getaway" destination. The Briarcliff is part of the renaissance, and the area continues to add more and more hip retailers and restaurants month-by-month. It's an area on the up, especially with young people: great to live in, and do business in. 3. We have a unique offering: South County is where visitors want to be in terms of a jumping off point to recreation, culture, camps...etc. Accommodations offered in South County encompass chain motels and B&B's but nothing else that is hip/different like the Braircliff. 4. You can work in the business or on it: There is enough on the bottom-line to support a full time manager. The current owner's work about 35 hours a week. 5. Staff are in place: Currently there is a manager with almost twenty year's experience in hotels who covers when the Owner's are not present (including vacations), two evening desk staff who between them work all seven 5pm-10pm shifts (the office is closed at night) and two housekeeping staff who do 30-45 hours a week between them, depending on the season. 6. All the major work is done: In 2011, the current Owner's took the building back to the studs and replaced everything in the rooms, from carpets to showers. The landscaping was done in 2013/14 at a cost of around $70K: in 2016 they replaced all the front doors and back windows; installed a new water pressure tank and two new water heaters. 7. It's a true turnkey business: When the current Owner's bought the property they inherited two vacuum cleaners (both broken) and some unusable bed lines; there was no internet, no website or online reputation, no breakfast offering and no ancillary services. These Owner's will be leaving everything in place that is needed to run the business, from super-fast internet to nice breakfast china to a reliable plowing service. 8. There is forward business: The motel sells out summer weekend months in advance and like a B&B they now have customers who book for the next year as they are leaving. They have "regulars" all through the year from skiers to business people to Simon's Rock/Berkshire School parents. 9. They have a GREAT reputation: They were number one on TripAdvisor about three months into their tenure and maintain a healthy lead over the nearest competitor. The Briarcliff has been featured in the New York Times, The Washington Post on Good Morning America, in Travel and Leisure, among many others both here and overseas. 10. There is a totally private one-bedroom 800 sq. ft. apartment: Newly installed kitchen in 2011, living area with mountain view, private deck and two entrance/exits. 11. There is further expansion potential: The motel is currently solidly booked weekends 95% (Aug15-Oct16) and is currently working with a digital marketer to increase the weekday business. With six acres of grounds, there is opportunity to build more units or add outbuildings to promote conferencing/meetings etc. to suit your ideas. The current Owner's are actively exploring adding GLAMPING in the woods at the rear of the property. Permits are underway. 12. Location Location Location: With Monument Mountain hiking across the road, a massive gas fire-pit in the courtyard and great dining down the road...perhaps the Briarcliff is your destination. Sellers would offer training/handover of the business, post purchase if appropriate. Financials available upon request.
